The best thing that you can do is be proactive in listing the land and getting the word out that it is for sale. Put the price that you think is reasonable or a bit higher. Chances are good that someone will see it and be willing to buy it, negating the worries of the seller.
They Are Worried About People Not Buying The Land
There is hardly a worse feeling than putting your land on the market and then having no one nibble at it. When there is that lull, that can create a lot of swirling scenarios in the seller’s head and they might make an impulsive decision. It’s your job to get them back on track.
Take a look at the circumstances surrounding the listing – the time of year, whether there are a lot of other listings in the same area, what the overall Alabama land market is like. Be a clear, rational person and talk things through. This can help bring them back down off the ledge.
They Are Worried About The Sale Going Through
Going through a land sale can be a roller coaster ride. There are the highs of having people come and take a look at the land and possibly making offers. There are the lows of no offers … or worse yet, going through the whole process and then finding that the buyer does not have the capital to complete the sale.

Despite their best efforts of inspecting things themselves, sellers may be worried that the prospective buyer may have one done themselves, which is well within their rights, and find something that could gut the sale. This could lead to inaction, which is what you don’t want.
The main theme, again, is to be positive. See if the problem is fixable and get them ready for the next inspection. That can make a big difference for the next buyer.
